First Latitude Building Begins
HBG Properties have begun work on a massive new speculative development in the city of Leeds that will offer over 100,000 square metres of mixed use space within.
The project called Latitude begins with the construction of an eight floor office building with 11,150 square metres of grade A space called Red that will be completed in late 2008.
It is the first phase of five office buildings all following the same name conventions and being called Blue, Yellow, Purple and Silver that are planned to form a continuous stream of new office space between now and 2013 that can help fill the gap for top quality office accommodation that Leeds is currently suffering from.
Costing a total of £180 million between them, the buildings will offer tenants typical rectangular floor-plates of over 1,400 square metres per level but designed to be adaptable for either multiple occupiers or single occupancy.
Each building will also have an average of 100 parking spaces allowing them to be well served by traffic despite their closeness to the main rail station in Leeds.
In addition to the office buildings there will be new retail outlets and new public landscaping works, in particular on the waterfront location between the Aire River and the Leeds-Liverpool Canal.
Developer, HBG Properties, parent company Crosby Lend Lease who own Crosby Homes also plan on adding a residential aspect to the scheme in the not too distant future with the construction 700 new one and two bedroom apartments to take advantage of the ever present demand for city living in Leeds.
